Affordable New Jersey Communities for Homeowners and Renters (ANCHOR)
Anchor program helps New Jersey residents with property taxes. To qualify, you need to live or rent a property in New Jersey as your main home and meet certain income limits for the year 2020.
The ANCHOR benefit application season is open now.
If you got an “ANCHOR Benefit Confirmation Letter” and didn’t update your application by September 30, 2023, you can’t make any more changes to it for now.
Payments will be sent out gradually. Most people should get their payment about 90 days after applying unless we need more information from you.
The deadline to apply is Friday, December 29, 2023, so you still have time.
How to apply NJ Anchor program?
To apply, follow the instructions in the green or purple packet if you received one. If you qualify but didn’t get a packet, you can still apply.
Homeowners can apply online or by phone with an ID and PIN.
However, if you bought your home in 2020, changed the deed, or had big life changes like divorce or the death of a spouse, you need to apply by mail.
Renters can apply online without needing an ID and PIN.

Eligibility Criteria for Nj Anchor Program
Here are the requirements for tenants:
- You lived in New Jersey.
- Your total income in New Jersey for the year 2020 was $150,000 or less.
- Your name was on the lease or rental agreement.
- You paid rent.
- You lived in a place where you shared a residential property, paid rent, had a lease, and had access to the kitchen and bathroom. But, if you lived in a rented room without kitchen access, you do not qualify.
